Updates October 2019


The Clubhouse staff needs your opinions! They are interested in finding out how you would prefer to be contacted for news about the Clubhouse. There is a very short survey (only 3 multiple choice questions and one optional comment area) that you can fill out in the Clubhouse to let them know your preference(s). Please take a moment, before November 1, to stop by the Clubhouse and help make it easier for you to discover the exciting events they have organized for the residents.

The holiday season is fast approaching and Michael and his staff have planned some great events for the rest of the year (additional information is posted on the CDD website Clubhouse page (

  • Hauntless Halloween, 12:00-2:00 p.m. on October 26, designed for ages 12 and under, includes a Trick or Treat Town, pumpkin painting, snacks, games, and more.

  • December events include A Very Merry Concord Christmas for the whole family on the 14th and parties for the adults on the 20th and 21st.

  • Social Nights for adults and Game Nights for young adults will also continue.

The Clubhouse has started using an electronic payment system to allow residents to pay for room rentals, keycards/fobs, etc. with credit and debit cards. This will initially be voluntary but the Clubhouse will be transitioning to a fully electronic system in January 2020 (they won’t be able to accept cash or checks after that).

There’s a new vending machine at the Clubhouse. The new machine accepts payment using credit cards and digital wallet systems.

Stronger security was installed on the playground and basketball court gates. You will need to use your Clubhouse door card to gain entrance and exit.

The Board is disappointed that the splash pad is still not complete. The new District Engineer, Stephen Brletic of JMT, has direct experience with a splash pad for another district, and he is making progress in getting the project completed for the community. The District has also retained a construction attorney to assist the District with the enforcement of the agreement if necessary.

Upcoming pool maintenance will require one or more pool closures during the off season and is currently planned to begin in January. The pool may be closed for about 3 weeks total. Notice will be given in advance of any pool closures.


Benches have been installed around some of the ponds to provide areas for rest and contemplation. Signs reminding you not to feed the alligators (it’s dangerous and illegal) have also been added to some of the ponds. Remember that alligators are wild animals and keep yourself and your family safe.

Florida is entering its dry season so the stormwater retention ponds will have less (or no) water. While not as attractive as filled ponds, this is the way they are intended to work as part of the natural cycle.

District Update

The budget for fiscal year 2019-2020 was approved at the August meeting of the Board of Supervisors. There will not be an increase in the assessment for homeowners this year.

The Board will continue to investigate further improvements to the District. If you have any suggestions for improvements, please contact District Management or the Board via the website (, or in person at a meeting (generally held the second Thursday of each month and posted on the website). You can also view meeting minutes and financial statements on the website.
